Prime neighborhoods of Madrid

Madrid's prime real estate market fits on a small map. Fourteen neighborhoods concentrated in a small area, grouped into three urban axes with very different characteristics: the Salamanca–Recoletos–Castellana axis, dense and established residential; the Chamberí–Almagro axis, mature but in transformation; and the Centro–Justicia–Jerónimos axis, a mix of historical heritage and scarce real estate.

But within each neighborhood, the micro-location matters more than the neighborhood itself. The difference between two parallel streets, or between the even and odd sides of the same street, can be in the double digits in euros per square meter. It's not snobbery: it's light, noise, trees, storefronts, building profiles.

Anyone who buys Madrid as if it were a flat, colored map is buying poorly. Anyone who understands where the real value lies within each neighborhood makes informed decisions.
