In Madrid's prime market, you don't buy "just any apartment." You buy a specific type of property, and each type behaves differently in terms of price, appreciation, liquidity, and buyer profile. Confusing them is one of the most costly mistakes an inexperienced buyer can make.

Four types of properties coexist in the prime market: classic housing (1880–1936), with high ceilings, stately layouts, and appreciation linked to the overall quality of the building; rationalist housing (1930s–1950s), with increasing heritage value and highly concentrated in specific areas; functional housing (1960s–1980s), with more efficient floor plans and stable value, but without the high ceilings of classic housing; and recent renovations, with highly variable quality across different projects.

They are not synonyms. They are not interchangeable. And each one attracts a different type of buyer, which explains why liquidity is not the same in all of them.
